FIR registered against Saya Group MD Vikas Bhasin and others in fraud case involving disputed and stay-ordered land

Allegations of cheating worth crores of rupees from 550 people; Ajay Achal, Anu Bhasin, Ritika Chaudhary of Saya Promoters LLP and three property agents also named.

Ghaziabad: An FIR has been registered at Madhuban Bapudham police station against Vikas Bhasin, MD of Saya Group, and others in a case of alleged fraud on disputed and stay-ordered land, cheating the general public of crores of rupees. The report was registered on the basis of a complaint filed by Rajendra Prasad Mishra, following a court order. Charges include fraud, forgery, use of forged documents, criminal conspiracy, and intimidation.

The FIR names Vikas Bhasin (MD, Saya Group), Ajay Achal, Anu Bhasin, and executive assistant Ritika Chaudhary of Saya Promoters LLP, along with property agents and sales representatives Usma Chaudhary, Abdul Sattar, and Sunny Bajaj (M/s Pro Shop).
According to Rajendra Prasad Mishra’s complaint, there is a dispute over land in village Morta, pargana Ghaziabad, covering khata numbers 808, 809, 810, 820, 831, 832, 788, 814, 816, 818, 817, and 830 totaling 8.04814 hectares, and khata numbers 811, 812, 813, 819, 821, and 822 totaling 0.279 hectares. It is alleged that a planned fraud was carried out by suppressing the rights of the actual owners of this land.

The complaint states that the court had already issued a stay and order to maintain the status quo on this land. Despite this, it is alleged that people associated with Saya Group put up large hoardings at the site and, under the name of a “Saya Pre-Launch Offer,” attracted bookings at discounted rates. It is alleged that the disputed land was presented as their legitimate property, misleading the general public and investors. The complaint also alleges showing fake and fabricated documents related to RERA registration and approved maps.

According to the complainant, sheds and stalls were set up at the site to attract hundreds of customers daily for bookings. It is alleged that amounts ranging from Rs 50,000 to Rs 50 lakh were collected from people. The complainant’s side claims that around 550 people were lured in, resulting in cheating and illegal collection amounting to crores of rupees.

It is also alleged that when opposed, the complainant’s side was threatened and driven away from the site. After no hearing at the police level, the matter was taken to court. Following the court’s order, a case was registered at Madhuban Bapudham police station.

Police have registered the case under BNS sections 318, 336, 338, 61(2), and 351(2), which include provisions related to fraud, forgery, use of forged documents, criminal conspiracy, and intimidation.

The investigation has been assigned to Sub-Inspector Ravindra Kumar. Police have begun the investigation. The allegations in the FIR are currently under investigation, and the actual situation will become clear only after police inquiry.
